We can move in !


But before that here is Amy, my daughter, with Jenny my grandaughter who is ONE today.

Also two things happened today. Margie and I laid the floor tiles of the wetroom. (It still needs grouting.)

More importantly, I telephoned Richmond Water Controls about the mixer tap
on the top of the domestic hot water tank because it was cooling our hot water too much.
(It is a device that prevents burning hot water coming from a hot tap.)
But our Ground Water Heat Source hot water is never hotter than 60 degree C
in fact it is about maximum 54 degree C.
(But there is an immersion heater that could heat the water to unsafe temperatures if turned on.)
They said if you remove the control knob there is a lock ring that can be adjusted.
Sure enough, adjusted it, and the water from the hot tap is hot, in fact too hot.
This was the last thing holding us up moving in.

We are turning everything down. The roomstat default is 20 degree C (68F),
we are setting the livingroom/kitchen to 18 (64F), and the bedrooms to 15 (59F).
The Ground Water Heat Pump is capable of delivering water at 60 degree C, we have it set at 54.
The hot tap water could be at 48, we have reduced it to 42.

The underfoor heating is realy nice.
Unobtrusive, effective and evenly spreads the heat, unlike radiators.

We are on a steep learning curve about our new house.
We move in Thursday 9th November 2006, 386 days since foundations begun.


At the moment the living room is 20 degree C, with no underfloor heating,
just from solar gain, the sun is shining.
