We did not have to buy the land,
it was part of our very large garden.
We fenced off a good size garden for Brookside East
that we sold, and built on the remainder.
One thing we did have to do was divert a public sewer
than went through the garden we wanted to build on.
This was a big job, it serves 18 dwellings.

This is the house as delivered in two curtain sided wagons.
The roofing was done by a local firm, Redheads.
The insulation was done by Marge & me
we stuffed insulation into everywhere we could find.

Do not skimp on these things.
We did just basics in electrics nothing fancy, eight sockets per room.
Plumbing included utility, bath, and wet rooms.
Heating was over the top but the ground water heat pump should
pay for itself in time and underfloor heating is wonderful.
The kitchen was over the top, but we spend so much time in there.

Here is the real value for money.
You might think you can save money by doing it yourself,
forget that, you can not, these guys can do it it much better than you.
Every job they do is better than the last they did.
And ten times better than what you can do.
To not use them would be quite stupid.

The remote controlled gate and roller garage door
was sheer luxury. I've always wanted them.
The driveway was essential, albiet at £10K, expensive.

The total is £176K but there is a VAT refund claim of £16K to come,
so the cost was £160K, not far off our £150K estimate before we started.
